| Peer-to-Peer Workshop “Distressed Debt: Anatomy of a Work-out” The current state of the capital and real estate markets has created tremendous challenges to both borrowers and lenders alike. As property values and yields decline, leverage levels and cash needs have risen rapidly putting pressure on the capital structures of even conservatively underwritten assets. In this timely discussion, participants will watch a workout of an existing loan, including: • Overview of significant loan terms; • Changes in the market for debt structures / underwriting; • Restructuring debate about the trade-offs that lenders and borrowers are willing to make when all of the chips are on the table; and • How to take advantage of distress by introducing new capital A case study will be distributed prior to the session to enable more active participation in the discussion.
